The IWFM Level 5 Certificate in Facilities Management is a professional qualification from the Institute of Workplace and Facilities Management, designed for practising FM managers who want formal recognition of their skills at management level. Set at Level 5 on the Regulated Qualifications Framework – broadly equivalent to a foundation degree or HND – it bridges the gap between operational supervision and senior facilities leadership.

Who is the Level 5 Certificate for?

This qualification suits facilities managers, senior coordinators and building or estates managers who already carry management responsibility – or are about to step into it – across areas such as hard and soft services, contractor management, budgets and workplace strategy. If you hold the IWFM Level 4 qualification, the Level 5 Certificate is the natural next step; equally, experienced managers can enrol directly without a lower-level qualification.

What you will study

The Certificate is the compact route through Level 5, built around four IWFM units. Your studies focus on the core disciplines of management-level FM, including:

    • How the facilities management function supports organisational objectives

    • Managing people, teams and service delivery within FM operations

    • Property, asset and workplace considerations at management level

    • Analysing problems and making evidence-based FM decisions

How the course is delivered

The programme is delivered entirely by distance learning, so you study around your job at your own pace with structured materials and one-to-one tutor support throughout. Assessment is by written assignments rather than exams, allowing you to apply each unit directly to your own workplace – many learners base their assignments on live projects within their organisation.

Career outcomes and progression

On completion you receive the IWFM Level 5 Certificate in Facilities Management, a nationally recognised qualification that supports professional IWFM membership and strengthens applications for facilities manager, contracts manager and regional FM roles. Learners who want to go further can progress to the IWFM Level 5 Diploma, which extends the Certificate with additional units, or continue towards Level 6 for strategic FM leadership.
