The IWFM Level 5 Diploma in Facilities Management is the most comprehensive qualification at this level from the Institute of Workplace and Facilities Management. Positioned at Level 5 on the Regulated Qualifications Framework – comparable to a foundation degree or HND – the Diploma develops the full breadth of knowledge expected of established facilities managers preparing for senior and strategic responsibility.

Who is the Level 5 Diploma for?
The Diploma is aimed at facilities, estates and workplace managers with real management responsibility who want the deepest grounding available at this level – typically those managing multi-service operations, significant budgets or supplier relationships, and those positioning themselves for head of facilities or senior FM roles. It also suits Level 4 holders ready for a more demanding programme of study.
What you will study
The Diploma doubles the scope of the Level 5 Certificate, spanning eight IWFM units. Alongside the core management disciplines, the extended unit range takes in a wider sweep of the FM body of knowledge, including:
- The contribution of facilities management to organisational performance
- Leading FM teams and managing outsourced and in-house service delivery
- Property and asset management from a management perspective
- Financial awareness, procurement and supplier relationships in FM
- Risk, compliance and the safe management of workplaces
- Analysing information to support sound FM decisions and improvement

Study is fully distance learning: structured course materials, a personal tutor, and the freedom to progress at a pace that fits around your role. There are no exams – each unit is assessed through written assignments, which most learners anchor in their own organisation so the qualification delivers value to their employer as they study.

Graduates receive the IWFM Level 5 Diploma in Facilities Management, a respected, nationally recognised credential that supports professional IWFM membership and is strong evidence of readiness for senior FM appointments – facilities manager, head of facilities, estates manager and equivalent contract-side roles. From here, the natural progression is to IWFM Level 6 qualifications for strategic leadership of the FM function.
